When a developer needed a project completed in a short period of time, they turned to modular construction to complete their 5 story dormitory in just 6 months from permit to completion.

Homeway Commercial in Deer Creek, IL, proves once again that working with a modular factory brings great results for many developer’s projects.
When Sub4 Development and Mode 3 Architects were looking to build a five-story apartment building in Champaign, IL, they turned to Homeway Commercial – and what started as a traditional build, quickly turned into a modular build.

Designed for student living, the project was completed in a very short six months from permits to occupancy and completed in time for the students to move in last fall.

With competitive demand for student housing, modular building increased the speed of construction as individual modules were built in Homeway’s indoor construction facility. Once built, the modules were transported to the site where they were installed and finished with precision and speed.

The apartment building has 35 one-bedroom apartments and 30 studio apartments. Each single-bedroom apartment includes a kitchen, living room, bedroom and bathroom, and every unit in the building features a stacked washer and dryer, luxury vinyl plank flooring, quartz countertops, a dishwasher, stove, refrigerator and microwave.
