Let’s stop beating around the bush and cut to the chase, using modular construction is becoming the “Go-To” solution for commercial construction and this hospital will prove that point when completed.

MODLOGIQ has begun work on the Athens Health Campus for Memorial Health System. When completed, it will be the largest permanent healthcare facility in North America built using off-site modular construction. The 4-story medical center, just under 100,000 square feet, will provide urgently needed services to an underserved community. Off-site modular construction offers Memorial Health and developer Medical Innovations Development (MIND) numerous benefits.  

Schedule acceleration. “For a healthcare project of this size,” observes MODLOGIQ Project Manager Fran Bridge, “the typical time frame for conventional, stick-built construction can be as long as 4 years—1-2 years for design and 2-3 years for construction. Our schedule calls for the Athens Health Campus to open just 18 months after the start of design.”

“This type of accelerated schedule for healthcare is nothing new to us,” Joe Dattoli, General Manager of MODLOGIQ points out. “We’ve completed large, multi-story medical facilities in record time—months sooner than would have been possible with conventional site-built construction. For example, ACLD Health Services Center, Good Samaritan Hospital, Gotham Health, NYC Health + Hospitals, Sisters of Charity, The UMBC Center for Well-Being, and others that are being designed as we speak.”

To facilitate the aggressive schedule, the Athens Health Campus is a Design Build project that will feature four operating rooms, trauma center, clinical services, medical imaging such as CAT, MRI, X-ray, and nuclear medicine, plus a heliport, and parking garage. 

Bob Gesing and Mark Molen— the Owner’s Reps of MIND—are strong advocates for the benefits that SMART OFF-SITE CONSTRUCTION delivers. “We’re bringing critically needed healthcare services to an underserved community much more quickly than would be feasible with conventional construction,” notes Mark Molen. “What’s more, the efficiency of modular construction contributes to healthcare affordability for the region.” Bob Gesing adds: “Thanks to modular construction’s schedule acceleration, the Athens Health Campus will open about one year sooner than would have been possible had we taken a conventional construction approach. A facility of this size can generate up to a half a million dollars a day in revenue. So those 365 days of added revenue provide the ROI that helps offset costs and makes it much easier for Memorial Health System to bring these vital services to the Athens, Ohio community.”
