Starting a modular home factory is like embarking on a rollercoaster ride. Some highs make you feel on top of the world and lows make you question every decision you’ve ever made.

Here are the three most memorable days that encapsulate this wild journey.
Day One: The Grand Open House
The first standout day is your factory’s Open House event. Picture this: the factory floor is gleaming, the air filled with a mix of anticipation and the mouth-watering aroma of pit-roasted beef and pork. You’ve invited everyone who’s anyone—local dignitaries, industry leaders, your investors, the local press, and representatives from the State and local governments who offered you those enticing tax credits and incentives. Not to mention a couple of developers you’ve been courting for future projects.
This day is your moment in the spotlight. You’re giving tours, shaking hands, and talking up your vision. Everyone is here to see what you’ve been working so hard to build. It’s a celebration of what you’ve accomplished so far and a glimpse of what’s to come. The atmosphere is electric, filled with optimism and excitement. You can’t help but feel a swell of pride as you walk through the factory, envisioning all the homes that will soon be rolling off the line.
Day Two: The First Completed Module
The second unforgettable day comes when you complete your first module. This milestone is a mix of triumph and relief. Of course, it took longer than you anticipated. Delays are par for the course, especially when you’re venturing into modular construction without prior experience. The transition from managing the production of Barbie dolls on an assembly line to building homes was more complex than you and your team could have imagined.
You didn’t have a solid business plan at the outset. The intricacies of modular construction proved far more challenging than you had foreseen. But here it is, your first completed module. It stands as a testament to your perseverance and a tangible symbol of your dream inching closer to reality. You gather your team, take a moment to appreciate the accomplishment, and perhaps even snap a few celebratory photos. It’s a significant step, and despite the challenges, you know you’re moving in the right direction.
Day Three: The Financial Wake-Up Call
The third memorable day is a stark contrast to the previous highs. This is the day you realize you’ve run out of money. The factory operations grind to a halt as vendors demand payment. It’s a harsh wake-up call, a reminder of the financial tightrope you’ve been walking.
Adding to the stress, your investors inform you they’re willing to inject more capital into the factory, but there’s a catch—you have to relinquish a significant portion of your shares. It’s a gut-wrenching moment. The reality of the factory being a potential money drain hits hard. This could very well be the day you decide to turn off the lights and lock the doors for the last time. It’s a moment of introspection, weighing your dreams against the harsh realities of business.
Starting a modular home factory is not for the faint of heart. It’s a journey filled with memorable days that test your resolve, challenge your skills, and ultimately shape your character. Whether you end up celebrating more successes or navigating through more hurdles, these days remain etched in your memory, defining your entrepreneurial spirit.
Don’t be so discouraged. Some of the experts in modular housing have also failed in operating their first factory, and second and a couple have failed so often, that they’ve become consultants offering to help you with your new factory. Some will even try to join your new factory as Vice President of Sales or Production or Marketing.
Time to buy your ticket for the next roller coaster ride. This time it will only cost you double what you needed the first time. Good Luck!
