Fort Wayne, Indiana just took a big step forward in the future of housing—with modular at the forefront. A new development officially broke ground on the city’s north side, bringing 48 new modular homes to an area long in need of fresh housing options. And leading the charge is none other than Indianapolis-based Volumod, one of the most promising players in the Midwest’s growing modular scene.

According to WANE.com, this new modular neighborhood is located along Stellhorn Road and St. Joe Road, directly behind the Menards. The site is being transformed into a mix of two- and three-bedroom homes—factory-built by Volumod—and aimed at households earning 80% or less of the area’s median income.

This is more than a housing project—it’s a collaboration. Volumod is partnering with New Generation Management and Ancon Construction to turn the city’s housing shortage into an opportunity for innovation. And they’ve got the backing to prove it. The Indiana Housing and Community Development Authority awarded $2 million in funding from the Low-Income Housing Tax Credit (LIHTC) program, with an additional $500,000 grant from the state’s HOME program.

What sets this community apart isn’t just the speed of construction or the lower costs of modular—it’s the intention. These aren’t temporary structures or one-off pilot homes. They’re permanent, quality residences that meet local code and design standards, built in a controlled environment at Volumod’s factory before being transported and installed on-site.

With Fort Wayne’s housing demand still outpacing supply, this project could serve as a blueprint for other cities wrestling with affordability and build-time delays.
