The oldest members of Generation Z, those born between 1997 and 2012, are now stepping into their mid-20s and starting to make their presence felt both economically and socially. Even the youngest among them, though just 12, are growing up faster than ever before. This generation is vocal and passionate, demanding bold leadership and a radically better future in the face of political, environmental, and social challenges.

Interestingly, Gen Z is keen on achieving the American Dream of homeownership. They’re twice as likely as previous generations to aspire to buy a home, with 87% hoping to do so before the age of 35. However, they face significant financial obstacles, including hefty student loan debt averaging $37,000 per graduate and salaries that lag behind the rising costs of housing. Despite these hurdles, nearly all Gen Zers—97%—dream of owning a home someday, and about 100,000 already have. Many of these early buyers managed to save for a down payment of less than $10,000 in under five years.

For Gen Z, owning a home isn’t just about having a place to live; it’s about customization. Growing up watching HGTV and YouTube DIY videos, over 60% of them say the ability to personalize their space is a top reason for wanting to buy a home. Yet, the dream seems harder to achieve. The housing market madness of 2020-21, followed by rampant inflation, has pushed the average home price to nearly $543,000 by the end of 2022, up from $307,400 in 2013. With mortgage rates also on the rise, the path to homeownership is becoming increasingly difficult.

But Gen Z is nothing if not resourceful and tech-savvy. Sixty-seven percent of them would consider using an app or online service for their home purchase, reflecting their comfort with digital solutions. They’re also advocating for more innovative, affordable housing options, like smaller, multi-functional homes with digital integration and sustainable designs.

This generation’s determination to own homes will likely drive them to push for changes in housing regulations and building codes that currently create barriers. They are expected to challenge the status quo, demanding more flexible and adaptive housing solutions. The offsite construction industry, in particular, has a unique opportunity to respond to these demands.

Offsite factories can meet Gen Z’s expectations for quick, affordable, and customizable housing. Raised in the digital age, they value efficiency and instant gratification. Offsite construction methods can deliver homes faster and often at a lower cost compared to traditional building methods.

Some forward-thinking offsite factories, led by younger, more relatable owners, are already adapting to these new market demands. They are focusing on sustainability, digital integration, and customization to attract Gen Z homebuyers.

The offsite construction industry must act now to align with Gen Z’s preferences. This generation, along with the upcoming Gen Alpha, will soon dominate the market with unprecedented buying power. The industry needs to listen and adapt to their needs or risk losing their business.

By embracing the values and demands of Gen Z, modular home factories can secure a loyal customer base, ensuring their relevance and success in a rapidly evolving housing market. The time to innovate and meet Gen Z’s expectations is now, before they decide to seek alternative solutions.
