Kolbe Windows & Doors is doing something pretty smart—and community-driven—in Wausau, Wisconsin. On August 6, the company celebrated the “topping-off” of Evergreen Landing Apartments on 8th, marking the completion of the building’s first enclosed structure. This isn’t just any development—it’s 102 new, affordably priced rentals built on Kolbe-owned land, with absolutely no public funding involved.

Located just a stone’s throw from Kolbe’s main factory, these four timber-framed buildings—totaling 44,000 square feet—are on track to welcome residents in January 2026. Thoughtfully designed, the apartments are tailored for workers earning $18–$20 an hour—meaning rent sits at around 30% of take-home pay. It covers heat, internet, utilities, trash, even snow removal and lawn care.

Kolbe’s leadership sees this as both a practical housing solution and a way to support local hires. “It may not have been possible to relocate here because of high rents,” explains Mike Tomsyck, VP of Transportation and Risk Management. Kolbe’s President, Jeffrey DeLonay, echoes that sentiment, noting the strong backing from the City and local employers. With prefab methods and panelized walls, the project is moving faster than expected—and powered by a host of local contractors, from Arc Central to Stehr Construction.

When complete, rents are projected to start at $895 (1-bed), $1,295 (2-bed), and $1,650 (3-bed), all with great amenities like fitness space, garage parking, and big, bright Kolbe VistaLuxe AL LINE entries and Forgent Series windows. Evergreen Landing isn’t just housing—it’s smart, supportive, and seriously community-minded.
