The recent updates to HUD Code regulations, as outlined by MH Insider, are a significant development for the manufactured housing industry. These changes, which include 87 adjustments to construction and safety standards, are designed to modernize the industry and respond to the growing demand for affordable housing. Among the key updates is the expansion of housing types, including duplexes and quadplexes, which are now allowed under the HUD Code. This expansion aims to address housing shortages, particularly in high-density areas, by offering multi-residential manufactured homes that can be built and delivered quickly to meet market demand.

HUD Office of Manufactured Housing Programs Administrator Teresa Payne and FHA Commissioner Julia Gordon answer questions during a press conference on expansive HUD code changes Sept, 11, 2024 in Elkhart, Ind.

Another critical aspect of the changes is the focus on improving design flexibility. The updated standards include allowances for open floor plans, optimized truss designs, and ridge roof designs that align with modern architectural trends. These updates also reduce unnecessary inspections, streamlining production processes and lowering costs for manufacturers. Additionally, the revisions facilitate the use of modern materials and energy-efficient appliances, further enhancing the quality and sustainability of manufactured homes.

The accessibility of manufactured homes has also been improved with new standards for roll-in showers that comply with national disability requirements. These changes eliminate the need for alternative construction approvals, making it easier for manufacturers to produce homes that cater to individuals with mobility challenges. The updates also aim to enhance overall safety, with specific changes addressing fire safety and structural integrity in modern designs.

While the changes are welcomed by many in the industry, there is some concern over the tight 180-day timeline for implementation. The Manufactured Housing Institute (MHI) has expressed the need for ongoing updates to the HUD Code to prevent future backlogs, ensuring the industry can continue delivering affordable, innovative homes to meet the nation’s housing needs.
